Prelisting inspections
A prelisting inspection, where the seller hires a home inspector to inspect his house before he lists it, are still rare in Northern New Jersey, but in other parts of the country they are becoming commonplace.
Such an inspection can bring to the attention of the seller problems that he might not be aware of so that he can repair them before marketing the home.
A pre-inspection will probably not keep the buyer from doing his own inspection, but it should eliminate surprises and renogotiation after the fact. Also, finding out what is wrong and fixing these items can help a seller get higher offers as buyers ofter inflate the cost of repairs when they consider what to offer.
